Proposed wetland impacts are due to grading for house pads, driveways, and <br />storm sewer pipes. Replacement for wetland impacts is proposed by creating 0.24 acres of <br />Type 1/2 wetland onsite (NWC) and utilizing 0.17 acres of PVC generated by the creation of <br />stormwater treatment areas. <br /> <br />INITIAL COMMENTS/CONCERNS: <br /> <br />District staff previously reviewed the wetland delineation in Fall 2006 and concurs with the <br />modified boundaries shown on the submitted plans and in the delineation report. <br /> <br />The District has concerns about the proposed wetland creation area. The southeastern portion <br />of the proposed NWC area would be dJrectly adjacent to the lawns of Lots 2 and 3. Past <br />experience has shown that these areas are subject to long-term wetland impacts due to <br />encroachments by future landowners during dry conditions. The District recommends that the <br />NWC area be re-designed to include a physical barrier between the proposed lawns and the 1~ <br />
