<br />." <br /> <br />MEMO <br /> <br />DATE: <br /> <br />November 9, 2001 <br /> <br />TO: <br /> <br />Mayor and Councilmembers <br /> <br />FROM: <br /> <br />Kim Moore-Sykes <br /> <br />RE: <br /> <br />Mueller Pipeliners (Terminal Transport Building) <br /> <br />............................................................................ <br /> <br />Mr. Brent Coatney, owner of the Terminal Transport building, appeared before the <br />Planning and Zoning Commission along with a representative from Mueller Pipe liners, to <br />present their proposed site plan. Mueller's representative informed the commission that <br />Mueller Pipeliners is a drilling company that is proposing to rent the property from <br />Terminal Transport and presented a proposed site plan. He reported that the site will <br />basically remain the same with the exception of the eastern portion of the property, which <br />is being planned as a parking/storage area for their vehicles and equipment. That area <br />proposed to have an aggregate base because many of Mueller's vehicles are track <br />vehicles and would destroy a bituminous surface. Installing a concrete surface on 6.6 <br />acres would be too costly for the company. Mueller's representative advised that he has <br />received a permit from Rice Creek Watershed District, but as the Planning and Zoning <br />Commission noted, the permit is for a bituminous surface. <br /> <br />The Planning and Zoning Commission voted to recommend approval of the site plan <br />conditionally if Mueller Pipeline can provide a Rice Creek Watershed District permit that <br />would allow for the use of an aggregate base in the parking/storage area. Mueller Pipeline <br />is also to obtain documentation from RCWD indicating that the storm water pond to the <br />northeast of the subject property will be sufficient to meet their stipulation for ponding <br />noted on the permit. <br />
