SERVICES <br /> <br />The two properties at the end of Partridge Place (Phase 2) will have water service lines extended <br />10' into their property, at a cost to be absorbed by the development. The cost to extend sewer <br />and water to the Eide Property will be worked out between the developer and homeowner. <br /> <br />PROJECT COSTS <br /> <br />Detailed cost estimates of the proposed utilities and streets to serve Pheasant Marsh are included <br />in Appendix A at the back of the report. Unit prices are estimated based on recent, similar type <br />projects in the north metro area of the Twin Cities. The Total Project Cost is $1,938,007.00, <br />which includes 5% contingencies, and 30% indirect costs. Indirect costs include administrative, <br />engineering, interest, testing, inspection, and legal expenses.
