<br />07/20/01 FRI 02:17 FAX 763 ~46 7321 GROUND DEVELOPMENT INC. <br /> <br />ii:lJ004/01~ <br /> <br />CIty' of Centerville <br /> <br />Comprehensive Plan Amendment 2001-1 <br /> <br />June 2001 <br /> <br />The City of Centervllle is processing a proposed 55-acre, 77-unit, single-family <br />residential subdivision known as Pheasant Marsh. The development includes 25 gross <br />acres of land located within the 2001-2005 MUSA staging area and 30 gross acres of <br />land located within the 2006-2010 MUSA staging area. <br /> <br />The 55-acre site is all designated "low/medium density residential," which prescribes a <br />density of 2,0-2.5 dwelling units per acre, including single~family detached dwellings. <br />Plan Amendment 2001-1 is limited to changing the MUSA staging period for 10.19 net <br />acres of land from 2001-2005 to 2006-2010 and changing the staging period for 15.90 <br />net acres from 2006-2010 to 2001-2005. The MUSA staging amendment accelerates <br />potential sewer service in the City for 5.71 net acres and 12 dwelling units. The 2010 <br />sewer flows are not affected by the amendment. <br /> <br />The City anticipates approximately 50 housing units wW be constructed between 2002 <br />and 2005. The balance of 27 units will be constructed after 2005. Net density of the <br />overall development will be approximately 2.1 units per acre. <br />
