Prepare conceptual design alternatives that will explore a <br /> range of public improvements for the project area including <br /> but not limited to streets, sidewalks, plazas, lighting, street <br /> furniture, sign age and parking. <br />b. Prepare alternative architectural design concepts that focus <br /> on the development of an architectural theme for the project <br /> area. The concepts may include treatment of existing <br /> building facades and the exterior design of future buildings. <br />c. Prepare refined design concepts based on input from <br /> stakeholders. <br />d. Prepare a cost estimate for proposed improvements as <br /> required. <br />v. IMPLEMENTATION STRATEGY (includes one meeting $500.00 <br /> with City staff) <br />a. Prioritize public improvements proposed in the project area. <br />b. Prepare a phasing plan that groups proposed public <br /> improvements into affordable packages. <br />c. IdentifY funding alternatives. <br />VI. MASTER PLAN AND DESIGN GUIDELINES (includes $7,800.00 <br /> one meeting with City staff) <br />a. Prepare a master plan report for public street and site <br /> improvements including maps, drawings, photographs and <br /> text to describe the approved design concepts. <br />b.
