After reviewing the information, <br />we have the following comments: <br /> <br />1. Parallel and lS' l>O\.Ith of the north property line of the plat, t.here exists a Metropolitan Council :!ii!Ilitlsry force <br />main. A new force main is being il'1Stalled thi~ FallNJinter at a location 30' south of the property line. The <br />permanent easement for this pipeline will be an additional 15' south of the pipe centerline. Therefore, the <br />northerly 45' along the:: north property line of Phea.~ant Marsh is permanent eesement. Thill may have some <br />impllcl on prol'O~ed Jot.~ that are IUfjacent to Center Oaks Addition. <br />2. A trail conidor needs to be established through the plat to continue the east-west connection that Will; built in <br />2000 in Hunters CrosRing. The logical route appears to foliow the Eouth and east sides of the two jot,_ on <br />Centen.'iIle Road, then along the north property line of Pheasant Marflh. <br />~. The Preliminary Utility Plan gives a general Idea of proposed sanitary sewer. water main and storm sewer. <br />When we do the final design of the utilities and streets, s~veral revisions are necessary, including: <br /> <br />. Sanitary sewer extendetl about 600' down the east side of Ccnt.erviUe Road to Lots 27.28. the,ll extended <br />ea...t into th~ plat. <br />. Twelve inch diameter water main extended down the east side of Centcrville RoL1d approximatcl)' 11 00' <br />te the new Dupre Road eni:.rf1nCe. with looping of the main 0rI Dupre Road within the plat. <br />. Extend the 12" water main 650' north of the plat On Dupre Road tathe eXl5ting 12" main in the Ea.gle <br />Pll.~S Addition. <br />. Extend storm sewer to t.~e intersection of Center Street East IiIld Dupre ROlld, to corrl.lct a drainage <br />problem. Mak.e other drainage improvements along the south side of Center Oaks. <br /> <br />4. Connect Pheasant Lane cu1-d~sac to the new f;treet. <br />S. At station 20+00 Dupre Road, where it parallels and almost touches the BrOU~ll!1rd.vick.ers property. tlm new <br />street is 4' higher than the existing groul'ld.
