<br />except attached garages, and no attached garage for more than 3 cars shall be permitted without <br />the express written approval of the Architectural Control Committee. Also permitted, subject to <br />approval of the Architectural Control Committee, adjacent property owners, and city authority_ <br />are auxiliary storage buildings compatible with the residential use of the Lot. <br /> <br />4.2 No Lot shall be subdivided or split by any means whatsoever into any greater number <br />of residential Lots, nor into any residential plots of smaller size, without the express written <br />consent of the Developer and the City of Centerville. <br /> <br />4.3 All uses of the Lots shall, as a minimum, comply with the Development Agreement <br />and with the zoning and other applicable ordinances and regulations of the City of Centerville. <br />The standards herein contained shall be considered as requirements in addition to said <br />Development Agreement and zoning and other applicable ordinances and regulations. <br /> <br />4.4 Minimum size of Dwelling and Setback Provisions. No living unit shall be erected, <br />altered, placed or permitted to remain on any lot unless unit contains adequate square footage of <br />finished living area located above grade level, to conform to the minimum standards of the City of <br />Centerville for R. S. development. <br /> <br />No home shall be built on any Lot that does not meet the size requirements contained in the <br />building codes of the City of Centerville and the following minimum values shall be maintained at <br />the sole discretion of the Developer. <br /> <br />Minimum <br /> <br />$200,000 <br /> <br />Minimum setbacks shall be maintained consistent with the ordinances of the City of Centerville. <br />Notwithstanding the minimum setbacks as established by said ordinances, the Architectural <br />Control Committee shall have the right to further restrict setbacks, taking in consideration <br />necessary buffers and berms and further taking into consideration its obligation to maintain the <br />Criteria for Standards. <br /> <br />4.5 Landscape Requirements. In order to preserve the uniform and high standard <br />appearance of the property, the following minimum requirements shall apply to each Lot: <br /> <br />(a) Sodding of the entire lot on a minimum of Four (4) inches of approved top soil <br />up to any erosion fence, wetland easements are protected under special provisions of the <br />Corps of Engineers, DNR, Watershed District and City ofCenterville, and are not to be <br />sodded, encroached upon, changed or damaged. Erosion fence must remain in place until <br />acceptable growth has been established. Buyer, Owner, may have to on occasion re-seed <br />these areas and when growth is established, dismantle erosion fence and disperse of same. <br /> <br />(b) A minimum of $1 ,000.00 new landscaping in the front yard area, (exclusive of <br />tree and sod cost). <br /> <br />(c) Planting of one tree minimum 2" caliper, 6" above grade located outside of <br />right of way in front yard area.
