<br />2. WATER MAIN: <br /> <br />Currently, the closest water main to Hunters Crossing is located on the east side of <br />Centerville Road, near the southwest comer of Parkview Addition. It is proposed to <br />connect to this system at an existing 12" x S" tee in the east ditch, and extend 12" PVC <br />water main to the south approximately SOO feet. At Center Street, water main would be <br />stubbed out to the east and a hydrant placed at the comer. As shown on Figure 3, the <br />trunk main along the county road would be 60 feet east of the road centerline to a point <br />just south of the Center Oaks development. From there, the pipe would be jacked under <br />CSAH 21, with continuation on the west side another 200 feet to Hunters Trail. It is <br />proposed to extend the trunk water main an additional 400 feet south for future <br />development and to provide water service to a home (Dennis Zerwas residence) on the <br />east side of Centerville Road. <br /> <br />Within the new subdivision, an S" diameter pipe will be extended along Hunters Trail <br />and the stub street to the south. Six inch PVC mains will be installed on both cul-de-sac <br />streets. All necessary valves and hydrants will be provided for fire protection and <br />maintenance of the system. Water services to the 37 lots will consist of I" copper pipe <br />extended from the main to 10 feet beyond the right-of-way line. <br /> <br />3. STORM SEWER: <br /> <br />The stormwater drainage will be directed via catch basins and storm sewers to two <br />ponding areas within the plat. The southerly pond will be constructed within a large <br />wetland area at the southeast comer of Hunters Crossing. Discharge will be through an <br />I8-inch diameter pipe to the north pond. The north pond will store most of the roadway <br />runoff from the plat, before outletting through a skimmer structure to the county ditch <br />along the north side of the property. Total runoff from the site after all construction is <br />complete will not exceed existing runoff amounts. <br /> <br />At the intersection of Hunters Trail and Centerville Road, catch basins will be installed at <br />the west right-of-way line to direct drainage from the new street into the west ditch of the <br />county road. The water will flow south and enter the southerly pond. <br /> <br />4. STREET IMPROVEMENTS: <br /> <br />The new streets in Hunters Crossing will be built to typical 7-ton residential street <br />standards for the City of Centerville. The streets are Hunters Trail, Deer Court and <br />Beaver Pond Way. The new roads will consist of the following parameters: <br /> <br />1. 60-foot wide right-of-way <br />2. 33-foot back to back surmountable concrete curb and gutter <br />3. geotextile fabric and 20" select granular borrow <br />4. 6" class 5 aggregate base <br />5. 1 W' bituminous base and wear courses <br />6. 4" drain tile behind all curb <br /> <br />3 <br />
