<br />give forty-eight (48) hours written notice to Developer of noncompliance except in the case <br />of an emergency, but failure of the City to do so will not affect the Developer's and City's <br />rights or obligations hereunder. No development will be allowed and no building permits <br />will be issued unless the Developer is in full compliance with the erosion control <br />requirements. Erosion control needs to be maintained until vegetative cover has been <br />restored, even if construction has been completed and accepted. After the site has been <br />stabilized to where, in the reasonable opinion of the City, there is no longer a need for <br />erosion control, the City will authorize the removal of the erosion control, i.e. hay bales and <br />silt fence. The Developer shall remove and dispose of the erosion control measures. <br />F. Oean-up. The Developer shall maintain a neat and orderly work site and <br />shall daily clean, on and off site, dirt and debris, including blowables, from streets and the <br />surrounding area that has resulted from construction work by the Developer, its agents or <br />assigns. <br />G. Park and Trail Dedication. At the time of issuance of building permits for <br />construction of the Private Improvements, the Developer, its successors or assigns, shall pay <br />to the City a park and trail dedication fee ofTen Thousand five hundred and No/lOO Dollars <br />($10,500.00$11,310.00). <br /> <br />H. Lighting. The Developer shall install and pay for outdoor lighting in <br /> <br />accordance with City standards. A plan shall be submitted for the City Engineer's approval <br /> <br />prior to the installation. <br /> <br />I. Insurance. Developer shall take out and maintain until six (6) months after <br /> <br />the City has approved the construction of the Private Improvements, public liability and <br /> <br />31 <br />
