<br />while attached units may approach four units per acre. High density areas include <br />attached and multiple family units, not exceeding twelve units per acre. <br /> <br />The first areas proposed for residential growth within the timeframe of 1996-2000, as <br />indicated in the Utility Staging map (Figure #12) are in the northeast corner of the City <br />(north of 73rd Street), an area north of Center Street and south of Clearwater Creek, and <br />an area between Centerville Road (extended) and CSAH 14 near Centerville Lake. AU <br />of these areas are identified for low-medium density development, with a net density of <br />3.0 units per acre. A total of 230 units, including sixty multifamily units in the current <br />MUSA, are anticipated in this timeframe. <br /> <br />Other areas proposed by the City for future residential growth (beyond the year 2000) <br />include low-medium density development south of Center Street and east of Peltier Lake, <br />as well as high density development between CSAH 21 (Centerville Road) and <br />Centerville Lake. The southernmost area of the City consists of fairly extensive <br />floodplain areas, which place limitations on the level of future development. The <br />development staging of these areas is depicted on Table #8 and Figure #12. <br /> <br />The City will encourage increased use of planned unit developments (PUDs) to provide a <br />choice of housing types within new developments. PUDs have proven to be an effective <br />way of addressing the varied housing needs of the community. They can provide for the <br />local townhouse, condominium and apartment market while avoiding many of the <br />problems associated with concentrating new multifamily housing in one area. The City <br />will review its existing PUD provisions in the Zoning Ordinance and consider changes to <br />improve their effectiveness. <br /> <br />The City has completed a Housing Action Plan, required in order to be eligible for <br />funding under the Metropolitan Livable Communities Act. The Plan outlines housing <br />goals and strategies, and is intended to be periodically monitored and amended to address <br />program opportunities, local goals and program performance or progress.
