<br />appreciably affect traffic or traffic speeds and may in fact be calming to trqffic by adding <br />more activity along the street. <br /> <br />7) The Commission has identified conditions that will mitigate any adverse impact that <br />granting the variance would have on the adjoining properties and such are included in <br />the recommendation. . <br /> <br />RECOMMENDATION. <br /> <br />The Planning Commission recommends that the variance be granted to allow a front-yard <br />setback of 25 feet, subject to the following: <br /> <br />1. The applicant will be required to satisfy all building permit and City code <br />requirements for the construction of the proposed structure which will be built <br />according to the submitted plan dated March 6, 2007, which is hereby adopted as <br />part if this recommendation. <br /> <br />2. Front yard as shown on the approved site plan shall not be diminished and all <br />useable green space in the front and side yards shall be retained as shown on the <br />site plan and not be reduced by construction of any additional buildings in the <br />future. <br /> <br />3. The total floor area of the dwelling to be constructed on the property shall not be <br />less than 3000 square feet. <br /> <br />4. This variance shall expire if the approved plan is not implemented and the home <br />constructed within twelve months of the date of the approval by the City Council. <br /> <br />5.
