<br />8. The market value herein assigned is based on conditions which are applicable as of the date <br />of the appraised value. This market value may be the same but also may vary at a later <br />date due to changing market conditions. It is the Appraiser's opinion that the subject <br />ptoperty would sell in an appropriate time period should it be offered on the open real <br />estate market at this time at about the appraised value subject to the appraisal assumptions; <br />but a guarantee of such sale is not implied or warranted. <br /> <br />9. Neither all nor any part of the contents of this report, especially any conclusions as to <br />value, the identity of the Appraiser or the firm with which he is associated, or any <br />reference to the Appraisal Institute shall be disseminated to the public through advertising <br />media, public relations or news media, sales media, or' any other public means of <br />communication without the prior written consent and approval of the Appraiser. <br /> <br />10. This appraisal report and its contents must be regarded as a whole and any excerpts from <br />this appraisal cannot be used separately and if used separately, invalidates this appraisal. <br /> <br />11. It is assumed tliat there is full compliance with all applicable federal, state and local <br />environmental regulations and laws unless in compliance is stated, defined and considered <br />in the appraisal report. <br /> <br />12. It is assumed that all applicable zoning and use regulations and restrictions have been <br />complied with, unless a non-conformity has been stated, defined and considered in the <br />appraisal report. <br /> <br />. . <br />13.
