<br />SOILS: <br /> <br />We were not provided with soil tests in conjunction with this report. <br />No suspidons of subsoil deficiencies were observed during <br />inspection. Consequently we are assuming that the subsoil is <br />sufficient to sustain existing or proposed improvements. <br /> <br />ENVIRONMENTAL. <br />FACTORS: <br /> <br />We have not been provided with environmental assessment reports <br />of the subject site. We are not aware of any environmental concerns <br />that may affect the value of the subject property. <br /> <br />REMARKS: <br /> <br />The subject site is situated on the northwesterly side of Lamotte <br />Drive, and is situated part in Centerville and part in Lino Lakes, <br />Minnesota. The site lies between Lamotte Drive and an easement <br />that fronts on Centerville Lake. We have assumed however thatthe <br />owner of the property would retain an access and flowage easement <br />only and that any sale of the site would include the full ownership <br />of the lake frontage. <br /> <br />DESCRIPTION OF IMPROVEMENTS <br /> <br />t ' <br /> <br />The subject improvements consist of a 2-1/2 story, wood frame, single family dwelling, <br />originally constructed around the turn of the 20th century. Gross living area on the first and <br />second levels is 1,536 square feet with an additional 350 square feet finished in the attic area. <br />There is a partial basement measuring about 12 x 12 feet. There is also a one car detached garage <br />with a shop and storage on the south and west sides of the structure. <br /> <br />This dwelling is considered to be a misplaced improvement for the site. The value of the <br />lot, vacant and available for home construction, far exceeds the value of the existing home and lot. <br />We have therefore considered the dwelling to have no contributory value. <br /> <br />22 <br />
