<br />Section 416 - HIGH DENSITY SINGLE F AMIL Y RESIDENTIAL (R- <br />2A) (revised OS/27/04) <br /> <br />416.01 Purpose. The purpose of the R-2A District is to provide for higher density single <br />family detached, attached and multiple dwelling opportunities in areas where <br />public utilities are available and required for service and which may serve as a <br />transitional use between less dense residential uses and non-residential uses. The <br />design and circulation of new R-2A residential areas are also intended to be <br />complimentary with and an enhancement to the community's small town <br />atmosphere. <br /> <br />416.02 Permitted Uses. Within the R-2A District, only the following uses are permitted: <br /> <br />(a) Single-Family, detached dwellings. <br /> <br />(b) Single-Family, attached dwellings with more than 4 dwelling units per <br />building. <br /> <br />(c) Apartments or condominiums at a density not exceeding 12 units per <br />acre. <br /> <br />(d) Accessory Uses. <br />1. No more than two (2) accessory structures are permitted on <br />any Single-Family, detached dwelling parcel located in this <br />District. <br /> <br />2. Combined aggregate square footage for accessory <br />structures may not exceed two hundred (200) square feet or <br />two percent (2%) of the lot area, whichever is greater. <br /> <br />3 No accessory structure may be constructed on a parcel <br />without a principal structure. <br /> <br />4. An accessory building detached and not a part of a main <br />building shall be constructed and sited no closer than six <br />(6) feet to the main building, except as otherwise provided <br />in this Ordinance. <br /> <br />(e) Park and recreation uses. <br /> <br />(f) Day care facilities. <br /> <br />(g) Residential facilities. <br /> <br />416.03 Dimensional Regulations. <br />
