Zoning and Land Use <br /> <br />Section 400 - TITLE AND APPLICATION <br /> <br />(5/17/2004) Revised <br /> <br />400.1 Title. This Ordinance shall be known as Ordinance #4, City of Centerville <br />Zoning and Land Use Ordinance, except as herein referred to as "this Ordinance". <br /> <br />400.2 Purpose and Intent. It is the purpose and intent of this Zoning and Land Use <br />Ordinance to protect the health, safety and general welfare of the City and its <br />residents through the establishment of minimum regulations governing land <br />development and its subsequent use. Ordinance #4 divides the City into use <br />districts and established regulations for the location, erection, construction, <br />reconstruction, alteration and use of land and structures. In addition, this <br />Ordinance will: <br /> <br />. Protect and promote the natural resources of the City. <br /> <br />. Protect and promote public health, safety and general welfare. <br /> <br />. Provide adequate light, air and access to property. <br /> <br />. Establish and protect land use patterns and development regulations <br />consistent with the City ofCenterville's Comprehensive Plan. <br /> <br />. Limit congestion and promote safety in the public-rights-ofway. <br /> <br />. Prevent overcrowding of land and undue concentration of structures by <br />regulating land, buildings, yards and densities. <br /> <br />. Promote opportunities for orderly, cohesive and compatible development <br />of various and differing land uses, protecting existing investments and <br />property values. <br /> <br />. Define the authority, power and duty of City officials, City staff, Planning <br />and Zoning Commission and the Board of Adjustments and Appeals <br />relating to this Ordinance. <br /> <br />400.3 Scope. The use of all property within the geographic jurisdiction of the City of <br />Centerville must comply with Ordinance #4. Any building, structure, or use <br />lawfully in existence as of August 23,2000 and continuing to lawfully exist to <br />
