<br />Section 421- COMMERCIAL DISTRICT (B-1) <br /> <br />(5/17/04) <br /> <br />421.01 Purpose. The intended purpose of the Commercial District, B-1, is to provide <br />opportunities for retail and service business uses which require larger <br />development sites, highway visibility or highway access. The following <br />minimum requirements, as set forth, shall apply to all buildings that may be <br />erected, converted or structurally altered in the B-1 Zoning District. <br /> <br />421.02 Permitted Uses and Structures. <br /> <br />a.) Retail sales conducted within structures, but excluding automobile <br />and motorized equipment sales, truck stops, gasoline and fuel <br />sales, drive through restaurants. <br /> <br />b.) Repair and service conducted within structures, but excluding <br />automobile and motorized equipment repair. <br /> <br />c.) Professional and business offices. <br /> <br />d.) Multiple residences and accessory uses. <br /> <br />e.) Accessory apartments. <br /> <br />f.) Theaters and recreational businesses conducted within structures. <br /> <br />g.) Public buildings. <br /> <br />421.03 Permitted Conditional Uses. <br /> <br />421.04 Accessory Uses. <br />Commercial uses within the M-l District will follow the Commercial guidelines <br />for required percentages of green spaces. See Section 421, Commercial District <br />(B-1). <br /> <br />421.05 Dimensional Regulations. <br /> <br />Subd. 1. Height. No structures or other buildings may be erected to a height <br />exceeding thirty-five (35) feet without the issuance of a Special Use <br />Permit by the City. <br /> <br />Subd.2. Area and Width. No structure may be constructed or placed on a lot of <br />less than 20,000 SF or less than 150 feet in width at the building setback <br />line. <br /> <br />1 <br />
