<br />Subd. 3. Minimum Floor Area. The minimum building size in the B-1 District <br />for commercial uses is 1,000 SF. <br /> <br />Subd.4. Special Requirements of the Zoning District. <br /> <br />a.) Outside Storage. Storage of products, materials and equipment, <br />excluding rubbish or junk:, which is necessary to an approved <br />business operation in a Commercial District, and which is <br />completely screened from adjoining properties and rights-of-way. <br />Permitted outside storage, required surfacing for outside storage <br />and screening of the items to be stored outside will be considered <br />at a Site Plan Review hearing before the Planning and Zoning and <br />the City Council. <br /> <br />Outside display of vehicles, equipment and merchandise for direct <br />sale to consumers when such outside display is customary and <br />necessary to the business is a permitted use within the zoning <br />district. <br /> <br />b.) Off Street Parking. <br />1. Minimum space for a single vehicle shall be nine (9) feet <br />by eighteen (18) feet. <br /> <br />2. Off-street parking shall be surfaced with asphalt or <br />concrete, and with permanent concrete curbs to define <br />driveways and parking limits. Plans and specifications for <br />parking areas shall be reviewed by the Rice Creek Water- <br />shed, and approved by the City. Approval from the City <br />will occur only after completion of the site plan review <br />process, which requires a hearing before the Planning and <br />Zoning Commission and the City Council. <br /> <br />3. There shall be no off-street parking within five (5) feet <br />from any street right-of-way nor five (5) feet from any <br />other lot line. <br /> <br />Subd. 5. F ront Yard. The front yard shall have a minimum setback of 30 feet <br />from the front property line. <br /> <br />Subd.6. Side Yard. Each side yard shall have a minimum setback of20 feet <br />from the side property line. <br /> <br />Subd. 7. Rear Yard. The rear yard shall have a minimum setback of 30 feet from <br />the front property line. <br /> <br />2 <br />
