<br />Planning & Zoning Commission <br />December 2,2003 <br />Meeting Minutes <br /> <br />The Commission determined that both the side and rear yard should be 20 feet on Page <br />19. <br /> <br />Commissioner Hunt indicated that there appears to be missing information on Page 28 <br />concerning accessory structures. <br /> <br />Ms. Bender indicated she would ask Ms. Moore-Sykes to review that section. <br /> <br />Ms. Bender asked whether the Commission wanted to leave the pool fence requirement at <br />24 inches. <br /> <br />The Commission indicated that they wanted to leave it to match the building code and <br />then said that enforcement would be by complaint. <br /> <br />Commissioner WiIharber asked why the ordinance was amended to require six foot <br />fences. <br /> <br />Ms. Bender indicated she would research the issue. <br /> <br />The Commission asked Staff to research the building code and determine what the fence <br />height is. They then agreed to lower the height to four feet unless the building code states <br />otherwise. <br /> <br />V. NEW BUSINESS <br /> <br />1. Request of Planning and Zoning to Amend Ordinance #4 Regarding Height of <br />Fencing Required for Pools <br /> <br />The Commission asked Staff to research the building code requirements for fencing for <br />pools and provide the information at the next meeting for discussion. <br /> <br />Ms. Bender asked whether the Commission wished to make this change or do one change <br />once all of the changes to Ordinance #4 are completed. <br /> <br />The Commission suggested doing one change in April. <br /> <br />VI. DISCUSSION ITEMS <br /> <br />Commissioner Hunt indicated she had attended a Lino Lakes Planning Commission <br />meeting concerning Eagle Brook Church and cautioned that the new church has the <br />potential to create a traffic issue for the City of Centerville. <br /> <br />Chair Hanson provided an overview of the discussion at the Council meeting concerning <br />a proposal for townhomes that requires a rezoning and the request for TIP financing. <br /> <br />Page 2 of3 <br />
