<br />25. Controlling Law. This Agreement has been made and entered into under the laws <br /> <br />of the State of Minnesota, and said laws shall control the interpretation hereof. <br /> <br />26. Time. Time is of the essence of this Agreement. <br /> <br />27. Default. If Buyer defaults und(!l' this Agreement, Seller may terminate this <br /> <br />Agreement. The termination of this Agreement shall be the sole remedy available to Seller for <br /> <br />such default by Buyer, and Buyer shall not be liable for damages or specific performance. If <br /> <br />Seller defaults under this Agreement, this provision does not preclude Buyer from seeking and <br /> <br />recovering. from Seller specific performance of this Agreement. <br /> <br />28. Counterparts.
