<br /> <br />,tervi{{e <br /> <br />'L"ta6(L4ic,{ 1857 <br /> <br />1880 :Main Street, Centervi[[e, !MW 55038 <br />651-429-3232 or 'FiV( 651-429-8629 <br /> <br />Planning & Zoning Commission Report and Recommendation. <br /> <br />The Planning & Zoning Commission met on September 4,2007, to consider a request of <br />Multi-Web Processing to operate a retail/wholesale printing business at 6939 20th Avenue <br />South. <br /> <br />Findings: <br /> <br />1) The applicants proposed business qualifies as a permitted use in the B-1 zomng <br />district subject to site plan review. <br /> <br />2) The Commission reviewed the site plan for the project to determine conformance <br />with the City Code. <br /> <br />FINDINGS AND RECOMMENDATION: <br /> <br />The Planning & Zoning Commission recommends that the site plan dated <br />be approved, providing that the applicant also meet the following <br /> <br />conditions: <br /> <br />1) Operating limits on the noise emitted at the property line to not exceed 70 <br />decibels. And requiring that the business conform to the noise regulations <br />contained in City Code Section 91.09 and other nuisance regulations contained in <br />Chapter 91. <br />2) Vehicle drives, parking and storage areas shall be improved with a dust-free <br />asphalt or concrete surface. <br />3) The side property line shall abutting the residential district shall be screened as <br />provided by City Code, Chapt. 154. <br />4) Outdoorlighting shall be full-cutoff fixtures. Lighting study shall be submitted <br />and subject to approval by city staff <br />5) Grantee will follow the applicable standards and requirements of the City of <br />Centerville, Rice Creek Watershed District, Anoka County, Army Corp of <br />Engineers, FEMA, Minnesota DNR and any other agency having jurisdiction over <br />the property and shall secure and file with the City, copies of any permits required <br />by outside agencies. <br /> <br />Dallas Larson, Administrator <br />
