<br />Based on the parking requirements, a total of 1176 spaces would be constructed, which <br />adds 1076 new spaces over existing conditions. It should be noted that in the M-I Mixed <br />Use zoning district, within which the project site is located, City Code allows the City <br />Council to modify the minimum parking requirements as part of the site plan approval <br />process. <br /> <br />Traffic <br />The proposed redevelopment project will increase the traffic volumes on roadways within <br />the City. A traffic impact analysis of the proposed redevelopment scenario has been <br />conducted in order to identify whether roadway and/or other transportation improvements <br />will need to be undertaken. The analysis, provided in Attachment 2, attempts to identify <br />the traffic related impacts of the redevelopment project. Identified impacts are then <br />evaluated to determine what mitigation efforts need to be enacted so that transportation <br />service can be provided at an acceptable level. <br /> <br />The project area is shown in Figure 2 I -I of the analysis in Attachment 2. The roadways <br />and intersections analyzed in the study were determined in conjunction with City of <br />Centerville staff. The following intersections were examined as a part of this review: <br /> <br />· Main Street & 20th Avenue <br />· Main Street & Dupre Road <br />· Main Street & Progress Road <br />· Main Street & Centerville Road <br />· Centerville Road & Sorel Street <br />· Centerville Road & Heritage Street <br /> <br />These intersections were analyzed for traffic volumes and approach geometry, both <br />existing and proposed. <br /> <br />The traffic analysis concluded that the proposed development \vill add vehicular trips to <br />the roadway. It is currently planned to upgrade the Main Street corridor beginning in <br />September 2007 and completing in July 2009. The system was analyzed for the year <br />2012, which accounted for both completion of the proposed development, and the <br />improvements to the Main Street corridor. Based on that analysis, it \vas determined that <br />the improvements being made to the Main Street corridor will adequately accommodate <br />the expected increase in traffic volumes due to the proposed development. <br />Further Traffic Information to be handed out at the Council Meeting. <br /> <br />19 <br />
