If wells exist in the project area, but are not recorded in CWI, it is likely that these wells are older than 1974. Also, there is a possibility that wells exist in the project area that are abandoned, but not yet properly sealed. If wells of this nature are discovered, these wells must be properly sealed according to Minnesota Well Code. 8. Water-related Land Use Management District. Portions of the project extend within the City-designated 1 DO-foot shoreland buffer zones for Centerville Lake and Clearwater Creek, as identified in the City Comprehensive Plan (1997). The redevelopment project will be required to comply with the City's ordinance pertaining to development within 100 feet of the waterbodies. The 1997 Comprehensive Plan indicates Centerville Lake and Clearwater Creek have floodplains designated by the Federal Emergency Management Agency (FEMA). The proposed project will be required to comply with all applicable floodplain regulations. 9. Water Surface Use. Some of the townhomes in the redevelopment area may have access to the lake, however, no new public access will be provided to the lake as part of the redevelopment. 10. Erosion and Sedimentation. Approximately 26 acres of land will be graded; approximately 180,000 cubic yards of soil will be moved during construction of the redevelopment project. Centerville Downtown Redevelopment Page 21
