<br />1 RECEIVED BY BUYER the sum of One-Thousand Dollars ($1,000.00) by check as earnest money to be
<br />2 deposited upon acceptance of Purchase Agreement by all parties, but to be returned to Buyer if Purchase
<br />3 Agreement is not accepted by Seller. Said earnest money is part payment for the purchase of the property
<br />4 located at 1688 Sorel, Centerville, County of Anoka, State of Minnesota, legally described to conform to the
<br />5 above street address as; PIO 23-31-22-23-0001; Legal lots 8 & 13, block 7; Centerville, and including the
<br />6 following property, if any, owned by Seller and used and located on said property: garden bulbs, plants,
<br />7 shrubs, and trees; storm sash, storm doors, screens, and awnings; window shades, blinds, traverse and
<br />8 curtain and drapery rods; attached lighting fixtures and bulbs; plumbing fixtures, water heater, heating plants
<br />9 (with any burners, tanks, stickers, and other equipment used in connection therewith), built-in air conditioning
<br />10 equipment, electronic air filter, water softener, built-in hum idifier and dehum idifier, liquid gas tank and controls
<br />11 (if the property of Seller), and sump pump; attached television antenna, cable TV jacks, and wiring; au IL T-
<br />12 INS: dishwashers, garbage disposals, trash compactors, ovens, cook top stoves, microwave overs, hood fans,
<br />13 intercoms; ATTACH ED: carpeting, mirrors, garage door openers and all controls, smoke detectors, fireplace
<br />14 screens, doors, and healilators; AND personal property, all of which property Seller has this day agreed to sell
<br />15 to Buyer for the sum of Two-Hundred, Twenty-Five Thousand, Five-Hundred Dollars ($$225,500.00), which
<br />16 Buyer agrees to pay in the following manner: Earnest money of $1 ,000.00 described above and $224,500.00
<br />17 on the date of closing. The date of closing being January 15, 2008 or sooner as agreed in writing by the
<br />18 parties.
<br />
<br />19 This Purchase Agreement IS NOT subject to a Contingency Addendum for sale of Buyers' property or
<br />20 purchase of Sellers' new property.
<br />
<br />21 This Purchase Agreement IS NOT subject to cancellation of a previously written Purchase Agreement.
<br />
<br />22 There are no other addenda which are made a part of this Purchase Agreement as of the date this document
<br />23 will be signed.
<br />
<br />24 SPECIAL ASSIGNMENTS shall be paid as follows:
<br />25 SELLER SHALL PAY ON DATE OF CLOSING all installment of special assessments certified for payment
<br />26 with the real estate taxes due and payable in the year of closing.
<br />
<br />27 SELLER SHALL PAY on date of closing all other special assessments levied as of the date of this Agreement.
<br />
<br />28 SELLER SHALL PROVIDE FOR PAYMENT OF special assessments and/or special assessments certified
<br />29 for payment with the real estate taxes due pending as of the date of this Agreement shall be by payment into
<br />30 escrow the amount due.
<br />
<br />31 SELLER SHALL PAY on date of closing any deferred real estate taxes (I.e. Green Acres. etc.) or special
<br />32 assessments payment of which is required as a result of the closing of this sale. Buyer shall pay real estate
<br />33 taxes due and payable in the year following closing and thereafter and any unpaid special assessments
<br />34 payable therewith and, thereafter, the payment of which is not otherwise provided. As of the date of this
