The street width for Deer Pass Drive should be 33' back to back of concrete curb. Both cuI <br />de sacs should be 45' radii. <br />2. Sanitary sewer and water main should be extended to the north plat line, on the west side of <br />20th Avenue. The best route would be the common lot line between Lot 11 and 12. This will <br />provide utility service for future development to the north. A 30-foot wide permanent utility <br />easement would be necessary. <br />3. Existing sanitary sewer and water main are located south of the plat, in 73rd Street. Both <br />need to be extended approximately 350 feet along the west ditch of 20th Avenue. This will <br />cause substantial disruption to 73rd Street, existing private utilities (telephone, power poles, <br />fiberoptic, gas) and the ditch area. Possible temporary easement will be necessary along the <br />west line of the lot owned by R & J Steward. <br />4. A silt fence and hay bales will be necessary along the west ditch of 20th A venue, prior to <br />construction, to prevent sediment from plugging the culvert under 73rd Street. <br />5. Also attached is a memo from Jeff McDowell of our Water Resources Department. He has <br />comments on the numerous backyard depressions and the pond outlet weir. <br /> <br />..",,.
