Current definition is basically the front 35 feet <br />of a residential lot. Thus, if the home were set bac:k further than the required <br />setback, an accessol)' building could be in the front of the principal structure. This <br />isn't a fiIctor in much of the city as most lots are the minimum setback anyway. But <br />on a number oflake lots the home is setback much further than the minimum. In <br />this situation you could construct a detached building in what appears to be the <br />front yard of a home. An alternative to prevent this would be to define front yard as <br />the area between the front of the principal structure and the front property line. <br />9) 154.130 (A) (2) Language is confusing. <br />New language for consider8tion: <br />(2) Lots which abut on more than one street shall provide the required <br />front yards along each street for the principal structure. A front yard <br />setback of 25 feet shall apply for an accessory structure to the frontage <br />that is not considered to be the required front yard; <br /> <br />The definition of Yard Front should be amended as well: <br />YARD, FRONT. A yard extending across the full width of the front lot <br />between side lot lines and extending from the abutting street right-of-way <br />line to a depth required in the yard regulations of the district in which the <br />lot is located. On a comer lot the street address or narrowest street <br />dimension of the street shall be the required FRONT YARD.
