Being available throughout said budgetary process, as wen as the truth in taxation <br />process, to answer taxpayers' questions as they relate to market value, and assist <br />the finance dept. through this process. <br />. Personally inspect at least 20% of the City's parcels annually as well as <br />statistically revalue all parcels in the City annually based upon the current sales <br />ratio analysis of the different property types within the City. <br />. Analyze and maintain a valid ratio study of recent sales within the City through <br />the use of regressive analysis as well as well as price related differential, <br />coefficient of dispersion as well as working with Anoka County and the <br />Minnesota Dept. of Revenue Sales Ratio Unit. The sales ratio is the basis for the <br />statistical measure of the quality of the City's property tax assessment. This <br />information is contained in the annual report provided the City at its annual Board <br />of Review. <br />. Process all Tax Court Petitions filed and report accordingly, also available to <br />serve as witness if necessary. <br />. Good communication and writing skills combined with a good working <br />relationship with the Minnesota Dept. of Revenue, Anoka County, the City Staff <br />as well as the general public. <br />. Knowledge of most Microsoft applications including; Word, Excel (spreadsheet), <br />Access, PowerPoint, as well as the Anoka County system currently in place. <br />. FleXIble office hours. In addition to normal business hours, evening and weekend <br />appointments are available upon request. <br />. Reports/information upon request <br />. Available to attend City Council Meetings upon request <br />.
