<br />-5- <br /> <br />24.0). ALLEYS. The use of alleys in any block is to be <br />permitted only when absolutely necessary. Alleys <br />may be required in commercial areas where adequate <br />off-street loading space is not available. <br /> <br />25. LOTS. The lot and yard sizes shall conform with the <br />requirements of the City Zoning Ordinance No.4 and the lots <br />shall be designed in accordance with the following design <br />standards: <br /> <br />25.01. CORNER LOTS. The minimum corner lot dimensions <br />for single family detached dwelling developments <br />where permitted under the zoning ordinance shall be: <br /> <br />25.01-1 - One hundred ten (110) feet wide at the established <br />building setback line. <br />25.01-2 - Not less than one hundred fifty (150) feet in <br />depth and <br />25.01-J - Not less than sixteen thousand five hundred <br />(16,500) square feet. <br /> <br />25.02. SHAPE OF LOTS. Side lines of lots shall be <br />approximately at right angles to straight streets <br />and on radial line on curved streets. Some <br />variation from this rule is permitted when it is <br />clearly evident that such variation shall improve <br />the overall design. In no cases shall the rear <br />lot line of any lot be less than fifty (50) feet. <br /> <br />25.0). ACCESS'. Every lot shall be provided wi th access <br />adequate for the use of public safety vehicles <br />and other public and private purposes and shall <br />be served by a public or private street system, <br />improved in accordance with this ordinance and <br />connected to the general street system. <br /> <br />25.04. DOUBLE FRONTAGE LOTS. Double frontage lots shall <br />not be permitted, excepts <br /> <br />25.04-1 Where lots back upon a thoroughfare, in which <br />case vehicular and pedestrian access between the <br />lots and the thoroughfare shall be prohibited and <br /> <br />25.04-2 - Where topographic or other conditions render <br />sUbdividing otherwise unreasonable. Such double <br />frontage lots shall have an additional depth of <br />at least twenty (20) feet in order to allow <br />space for a protective screen-planting along <br />the back lot line and also in such instances <br />vehicular and pedestrial access between the <br />lots and the thoroughfare shall be prohibited. <br />
