Provide an alternative to motor/zed vehicle transportation by developing design <br />standards and densities that support multiple modes. <br /> <br />Centerville is currently over 80% developed and by 2020 will likely approach or reach full <br />build out. While the focus of the previous Comprehensive Plan was to guide and <br />manage growth to occur In a contiguous and efficient manner, this plan will focus on the <br />appropriate land uses for the small amount of remaining vacant land, some emerging <br />opportunities for redevelopment. <br /> <br />Growth Assumptions/Land Availability <br /> <br />It is estimated there are currently 270 acres of vacant or agricultural land In Centervllle. <br />This includes land Inside and outside of the MUSA. Future development In CentervUle <br />will be limited to a few key areas of the City, which were the focus of the Planning <br />Commission and City Council during the plan update process. These areas Included: <br />commercial and Industrial land near the City's eastern border, agricultural and vacant <br />land near the northern and southern borders, and redevelopment areas near the <br />downtown and the lakes. Figure 8 shows the actually use of the land In Centervllle <br />today, regardless of planned land use. This map Identifies vacant land. and provides a <br />basis for future planning. This goal Informed the development of land use alternatives <br />and the selection by the Planning Commission and Council of a preferred alternative and <br />ultimately the development of a final Future Land Use Plan <br /> <br />Figure 14 shows the areas of potential change that were the focus of the plan update. A <br />number of altemative land use scenarios were developed for these areas during the <br />planning process, with the uses shown In the Future Land Use Plan (Figure 15) <br />emerging as the preferred alternative.
