<br />~ 154.001 TITLE; PURPOSE. <br /> <br />(A) This chapter shall be known as the City Zoning Ordinance, except herein <br />referred to as this chapter. <br /> <br />(B) It is the purpose of this chapter to: <br /> <br />(1) Protect and promote public health, safety and general welfare; <br /> <br />(2) Protect the natural resources in the city; <br /> <br />(3) Establish land use patterns and development regulations consistent with the <br />city comprehensive plan; <br /> <br />(4) Prevent overcrowding of land; <br /> <br />(5) Limit congestion and promote safety in the public rights-of-way; <br /> <br />(6) Prevent the premature demand of public services; <br /> <br />(7) Stage development consistent with the efficient provision of public utilities <br />and public services; <br /> <br />(8) Maintain the small-town character and quality of living in the community; <br /> <br />(9) Establish compatibility of land uses in the city to protect existing <br />investments and property values; <br /> <br />(10) Promote opportunities for cohesive and compatible business development; <br /> <br />and <br /> <br />(11) Establish guidelines and regulations to promote housing variety and quality <br />living environments. <br /> <br />~ 154.002 JURISDICTION. <br /> <br />The geographic jurisdiction of this chapter includes the entire area within the <br />corporate limits of the city. Land areas which may be added to the city by annexation, <br />merger or other means shall be classified R-I Rural Residential until the time that the <br />City Council may rezone the added territory to more appropriate classification. <br /> <br />~ 154.003 APPLICATION. <br /> <br />Where the conditions imposed by any provisions of this chapter are either more or <br /> <br />4 <br />
