<br />Further revisions to the design in 2002 lowered the Centervi]l~ cost to $166.~,OS, The recent'bjd
<br />in August 2.003 resulted in.1ow unit prices, ,,'~th the final city costs coming in ,at, $120,000.

<br />This information was used to ienerate a possible assessment amount to each property. On
<br />September 2t5, :2'003, I sent you a revised calculation from the sheet you had prepared. 'The costs
<br />'were separated into ..~treet, ~tonn sewer and curb and gutte.r. USlng typical U!CS!n1ent ratios for
<br />these three improve.merits? the assessment per lot works out 10 $14,042. The City woUld fund the
<br />balance, or $77,874. '

<br />Based on typical indu~trial iize loti (200' frontase, 1,5 acres each), a S14,042 assessment for
<br />street construction and 'drainage improvements is a fair amount. This is well belo'\v the a.ppraised
<br />benefit of $24,200 and much lower than the proposed assessment to properties on the east glde of
<br />the road in Lit1o'Lakes~
