<br />UO/O/t:./ <br /> <br />All required improvements specified in this subchapter shall be constructed in accordance with the <br />city standards and all other applicable city, county and state regulations. <br /> <br />~ 153.43 DEVELOPMENT IMPROVEMENTS; SITE GRADING. <br /> <br />(A) Grading. <br /> <br />(I) The developer shall do all site grading including the front 100 feet of the lots, common <br />green way and open spaces, stormwater storage ponds and surface drainageways, including sodding of <br />boulevards all in accordance with the approved grading, drainage and site plan. A grading plan with <br />maximum 2-foot contours and cross-sections as necessary shall be submitted and approved by the city <br />prior to commencement of any site grading. <br /> <br />(2) Boulevards shall be graded at an incline of two percent behind the curb. The sidewalk <br />construction shall be in accordance with the city-approved streetscape and shall reflect a consistent <br />grade that follows the back of the curb. <br /> <br />(3) (a) After substantial building completion and prior to the issuance of an occupancy <br />permit, a certificate of survey shall be provided to the city verifying that the lot grading has been <br />accomplished to the approved standards. <br /> <br />(b) The certificate of survey will locate the following: <br /> <br />1. Property irons; <br /> <br />2. Buildings; <br /> <br />3. Driveways; <br /> <br /> <br /> <br />4. Drainage <br /> <br />5. Utility easements; <br /> <br />6. Sewer service at the property line; and <br /> <br />7. Water service and shut-off at the property line. <br /> <br />(c) The certificate will also provide the following elevations: <br /> <br />1. Grading at the front lot line; <br /> <br />2. Grading at property comers; <br /> <br />3. Lowest floor elevation and structure type; and <br /> <br />44 <br />
