<br />( <br /> <br />City of Centerville <br />Planning and Zoning Commission <br />June 3, 2008 <br /> <br />1. Code Amendments - Chapter 154 <br /> <br />The Planning Commission and members of the City Council reviewed the draft of Chapter <br />154 of the Zoning Code. <br /> <br />City Administrator Larson displayed aerial photos of several neighborhoods. Using <br />several comer lots as examples, members of the Planning Commission and City Council <br />discussed the criteria for fences. <br /> <br />Discussion ensued. <br /> <br />Council Member Lee stated that fences for a standard lot should be defined and those lots <br />that are not standard, should be considered on an individual basis. <br /> <br />Consensus reached that a definition of side yards should be added as the rule on side yard <br />fences is unclear as currently written. The recommended wording would include "the front <br />yard extends to the rear corner of the structurelfoundation." City Administrator Larson <br />will draft the wording for approval and include sketches for clarification. <br /> <br />City Administrator Larson stated that current fences would be grandfathered in if legally <br />constructed. <br /> <br />Discussion ensued. <br /> <br />City Administrator Larson stated that the draft would be presented to the Planning <br />Commission for one last review. He stated that the next step is to schedule a public <br />hearing for August 2008. <br /> <br />Council Member Broussard-Vickers pointed out that zoning changes would be required to <br />match the new Comprehensive Plan. <br /> <br />VII. CONSIDERATION OF MINUTES <br /> <br />1. May 6. 2008 Planning and Zoning Meeting Minutes <br /> <br />Motion by Commissioner Fehrenbacher. seconded by Commissioner Love. to <br />aDDrove the Minutes of May 6. 2008 as Dresented. Motion carried 5/0/2 <br />(Commissioners Hanson and Wood abstained due to absence from meetine:). <br /> <br />Chair Hanson stated he is stepping down from the Planning Commission in September <br />2008.
