<br />~17 <br /> <br />-4- <br /> <br />e~ There shall be not less than twenty-five (25) feet of space <br />between Mobile Homes in all directions. <br /> <br />f. A patio shall be constructed on the ground beside each Mobile <br />Home parking space; this patio shall be not less than 200 square <br />feet in area constructed of concrete with 4" minimum thickness or <br />approved equal. <br /> <br />g. At least one (1) deep rooted shade tree (minimum diameter two <br />(2) inches at time of planting) shall be placed and maintained on <br />each unit. <br /> <br />h. Except for the area used for the Mobile Home, patio, sidewalk <br />and off-street parking space, the entire unit shall be sodded and <br />maintained with grass. <br /> <br />i. Each unit shall abut on and have access to a street. This <br />street shall be constructed of a mimimum of l~ inches of bituminous <br />surface material on a suitable base of at least 4" (four inch) <br />thickness. <br /> <br />j. An integral concrete curb and sidewalk shall be constructed <br />on each side of the street and the face of this curb shall be at <br />least sixteen (16) feet from the centerline of said street. The <br />sidewalk shall be not less than thirty-six (36) inches wide. The <br />curb design shall be of a type approved by the City Engineer. <br /> <br />k. There shall be an unused area of not less than thirty-five <br />(35) feet in depth along each public street or way and fifty (50) <br />feet in depth along each trunk or county highway and this area <br />shall be sodded and planted. <br /> <br />1. Every Mobile Home site shall provide for a minimum setback of <br />at least twenty-five (25) feet on all sides except where abutting <br />upon a public street, way or residential area. This area shall be <br />planted to provide a screen between the Mobile Home Park and <br />adjacent property. A chain link fence of at least five (5) feet <br />in height shall be constructed inside the live buffer. <br /> <br />m. Where a Mobile Home Park site abuts upon a residential area, <br />there shall be a setback of at least thirty (30) feet and this <br />area shall be landscaped. <br /> <br />n. The parking of more than one (1) Mobile Home on any single <br />unit shall not be permitted. <br /> <br />o. All Mobile Homes shall be owner-occupied. <br /> <br />p. Underground water facilities, underground sewage disposal and <br />street lighting shall be installed and maintained by the owner <br />of the Mobile Home Park site and shall be constructed in accordance <br />with the laws of the State of Minnesota, the recommendations of the <br />State Health Department and the ordinances and requirements of the <br />City of Centerville. <br />
