We will assume one <br />on-site meeting per easement and one set of stakes. Our fee proposal for the sketch and descriptions <br />include some time for revisions requested by the owner, but excessive revision iterations will be considered <br />outside of this scope. The sketches and descriptions for this project are a bit more expensive due to the age <br />of the downtown plat and the possibility of property ownership issues. <br /> <br />Item Unit $ Oty. Total <br />Sketch and Description 51200 4 $4,800 <br />Staking $500 4 $2,000 <br />On-site meeting $250 4 $1.000 <br />Total $ 7,800 <br /> <br />Again, these figures do not include any negotiation, recording, appraisals, or title work, if necessary. The <br />actual fee will depend on the final number of easements. <br /> <br />Permits <br />Based on past experience with permitting, we have found that estimating the amount of effort needed is <br />difficult to predict. The following is an estimate of the effort needed to work through the initial stages of <br />the permit processes which can take place prior to production of plans and specifications. <br /> <br />Permit <br />Rice Creek Watershed District <br />Anoka County Highway Department - Permit for work within County ROW <br /> <br />Estimated Cost <br />$5,000 <br />$3,000 <br /> <br />It is important to note that these figures are only estimates based on past experience. The final amounts <br />may be significantly more or less depending on the level of detail each agency may feel obligated to require. <br /> <br />Preliminary Survey <br />Our hourly not-to-exceed fee for this work is $10,800. We would not begin this work until the preliminary <br />layout of the ponds and pipe routing are certain. <br /> <br />Pre-Prc5ject Design Development <br />The nature of this work is highly unpredictable. We will complete this work on an hourly basis as the job <br />takes shape. We will keep staff up to date and seek verbal authorization to complete work under this <br />phase <br /> <br />4e <br />
