The <br />home is facing north and the garage is on the west side. I am planning to add a third <br />garage stall to my home on the west side. The North West side corner of my existing <br />home is aboutl6.5 ft east from the property line and about 14 ft perpendicular to the <br />property line. To meet the District Regulation Lot and Yard Requirements I need 10ft of <br />clearance between the addition and the lot line. The east side of my property has a Wet <br />Land and Drainage Easement. Because of that I can't do any improvement on the east <br />side of my property. The west side of the property does not have any drainage easement <br />issues and my neighbor on the west side does not have any problem with adding an <br />additional garage stall. <br /> <br />At this stage I had class 5 aggregate on the west side of my property and I am currently <br />parking my car and pop up camper on it. It's not very pleasant. I would like to enhance <br />this situation and improve it by adding a third garage stall to avoid parking my car and <br />pop up camper on the west side which looks very tacky. <br /> <br />By adding a third stall to my garage, it will enhance the appearance of my home and my <br />neighbor hood. Also I am going to replace my existing garage door with another new <br />one to match the new addition to my garage. The new addition will be stepping back 2 <br />ft.; to help reduce the side set back impact to about 17.5 ft east of the property line and <br />about15 ft perpendicular to the property line which will add to the architectural detail. I <br />am keeping the existing west side wall of the garage and modify the existing window on <br />it to be as a door between the two garage stall. The facing of the new stall will match the <br />existing one on my garage. The roof of the new stall will be the same pitch as the <br />existing one and extended to the west for 10ft. The total width of the new stall will be <br />10ft. and the total length will be 22.5 ft with total area of 225 square foot. The total area <br />
