<br />CROSS-WALK. A right-of-way, municipally owned, which cuts across a block to furnish access <br />for pedestrians to the adjacent street or properties. <br /> <br />CUL-DE-SAC. Court or dead-end street; a short minor street having one end open to traffic and <br />being permanently terminated by a vehicular turnaround. <br /> <br />DEVELOPER IMPROVEMENTS. Improvements to be installed by the developer as provided in <br />this chapter and/or the development agreement. <br /> <br />EASEMENT. A grant by the property owner to the use of a strip of land by the public, a <br />corporation or person for specific purposes. <br /> <br />FRONTAGE. The width of a lot or building site measured on the line separating it from a public <br />street or way. <br /> <br />HALF-STREET. A street divided longitudinally by a property line. <br /> <br />LAND SURVEYOR. A registered LAND SURVEYOR capable of preparing engineering plans for <br />land subdivision plats. <br /> <br />LOT. A portion of a subdivision or other parcel of land intended as a unit for transfer of <br />ownership or for development, capable of being occupied by one or more structures. <br /> <br />LOT DEPTH. The mean horizontal distance between the front and rear lines of a lot. <br /> <br />LOT, DOUBLE FRONTAGE. A lot, the generally opposite ends of which both abut on streets. <br /> <br />LOT WIDTH. The mean width measured at right angles to the depth. <br /> <br />NATURAL WA TERWA Y. Any natural passageway in the surface of the earth so situated and <br />having such a topographical nature that surface water flows through it from other areas before reaching <br />a final ponding area. The term also means to include any and all drainage structures that have been <br />constructed or placed for the purpose of conducting water from one place to another. <br /> <br />OWNER. The person having legal title, his or her duly authorized agent or attorney-in-fact, a <br />purchaser, devisee, fiduciary and a person having a vested interest in the property in question. <br /> <br />PEDESTRIAN WA J: A public or private right-of-way across a block or providing access within <br />a block, to be used by pedestrians and for the installation of utility lines. <br /> <br />PLA T. A map or chart indicating the subdivision or resubdivision of land, intended to be filed for <br />record. <br /> <br />RESERVE STRIPS. Narrow strips or narrow strips of land usually withheld from the street right- <br />S <br />
