We appreciate very much the fact that the
City has been working on this comprehensive plan for well oyer two years and that it has come in to the
Council during that awkward time when we have significantly changed our regional policies as they
apply to the City of Centerville and other communitie$ in the region.

As we discussed, this plan is in verj good shape and we think that with a few minor modifications, this
plan could be adjusted or amended to meet the requirements for the 1998 Metropolitan land Planning
Act update, which is due by December 31, 1998.

It's clear trom our conversations that the City ofCenterviHe sees itself as a life-cyde community that is
sensitive to providing a range of housing types to meet the needs ofresidents now and into the future,
and that the policy direction for the City is very consistent with the regional objectives. We also
understand that it is import~mt to move on the comprehensive plan in its present fOml on June 16 as there
are sensitivities the City has regarding some imminent development that you would like to see occur,
Therefore We will move that plan on in its present fonn to the Community Development Committee on
June 16 and to the full Metropolitan Council on Thursday, June 26.

The staff analysis and recommendation will include the following items, as we agreed today:
1) The City will amend the plan to reflect its overall residential density of approximately 2.9 units per
acre in the MUSA expansion area and make the appropriate modifications to the tables, maps, and
text of the plan.
2) The term of the plan will be extended through the year 2020.
3) The plan review will be brought to the Committee on June 16, with Council review the following
week.
4) We will make a recommendation to approve this plan with the above modifications.
5) And tinally, the Council will fund additional workt&revise the existing plan as part of the
comprehensive plaI".ning grant process up to an estimated $1500.00.

Again, I very much appreciate your willingness to take the time to problem-solve these issues with us. I
believe that the resolution we've agreed to, as summarized in this memorandum, benefits both the City of
Centervi11e as it grows to 2020 as well as the metropolitan region.

If you have any questlons n:garding these understanding5 or modifications, please contact Dick
Thompson (602-1457) or myself (602-1306).
