Planning & Zoning Commission <br />Meeting Minutes <br />December 5, 2006 <br />Commissioner Pangell asked if the windows would be similar between the buildings. <br />Mr. Thomas stated that the townhome buildings have a vinyl, residential-type window <br />that cannot be utilized on Commercial buildings per the building code. He stated that <br />they are planning to use aluminum windows. <br />Commissioner Klennert Hunt asked if the landscaping plans would be for the entire <br />property. <br />Mr. Keleher, Project Manager, stated that they will be using the same installer for the <br />new building and also using the same planters, for instance, to tie the buildings together. <br />He stated that they are planning on a uniform landscaping look for the entire property. <br />Mr. Thomas suggested, since they were unable to bring accurate samples of the building <br />materials, that the Commission approve the plans contingent upon approval of the <br />building color and materials to be used. <br />Commissioner Wright asked if some of the existing townhome buildings are vacant. <br />Mr. Keleher stated that some are vacant. He stated that their offices are located in the <br />first building, the second building does not yet have a finished interior, and the third <br />building has one side occupied. <br />Commissioner Wright expressed concern that the new building may intimidate potential <br />tenants. <br />Mr. Keleher stated that he feels it will not be intimidating to incoming tenants, but a draw <br />because of the influx of people that may use their services. He stated that he felt the <br />building will have 65 to 70 people who will utilize other retail services within the <br />community. He stated that he feels this building will be a focal point for other businesses <br />and good for the industrial park across the street. <br />Mr. Thomas stated that at the previous meeting there was concern expressed regarding <br />the mechanical equipment and whether screening would be necessary. He presented a <br />study completed regarding sight-lines for both the trash enclosure and the mechanical <br />equipment. He stated that the enclosure for trash receptacles would be constructed out of <br />material that exactly matches the building. He reviewed the sight-lines for the <br />mechanical equipment and stated that they do not feel screening will be needed. <br />Mr. Keleher stated that they also received information from the manufacturer regarding <br />the sound levels of the equipment. He stated that the equipment is at 70 decibels near the <br />unit and drops down to 55 decibels at the property line, which is well within the accepted <br />range. <br />Mr. Larson asked for a review of the lighting plans. <br />Page 3 of 11 <br />
