<br />103 <br /> <br />land above the ordinary high water level of public waters can be used to meet lot area standards, and lot <br />width standards must be met at both the ordinary high water level and at the building line. <br /> <br />(B) All shoreland development shall meet the following standards: <br /> <br />(1) The minimum lot size shall be 15,000 square feet, not less than 100 feet in width, each <br />building must be set back at least 75 feet from the ordinary high water level for lands adjoining a lake; <br /> <br />(2) Minimum lot size shall be 15,000, 100 feet in width and set back at least 50 feet from the <br />ordinary high water lever for Clearwater Creek; <br /> <br />(3) Each building must be connected to the city water and sanitary sewer systems; <br /> <br />(4) Watercraft docking facilities shall be placed a minimum of 10 feet from a side lot line. <br />except that such facilities for multi-family developments shall be centralized in one location and serve <br />all dwelling units in the building; and <br /> <br />(C) Water-oriented Accessory Structures. Each lot may have one water-oriented accessory <br />structure not meeting the normal structure setback of this section if this water-oriented accessory <br />structure complies with the following provisions: <br /> <br />(1) The structure or facility must not exceed ten feet in height, exclusive of safety rails, and <br />cannot occupy an area greater than 200 square feet. Detached decks must not exceed eight feet above <br />grade at any point; <br /> <br />(2) The setback of the structure or facility from the ordinary high water level must be at least <br />ten feet; <br /> <br />(3) The structure or facility must be treated to reduce visibility as viewed from public waters <br />and adjacent shorelands by vegetation, topography, increased setbacks or color, assuming summer, <br />leaf-on conditions; <br /> <br />(4) The roof may be used as a deck with safety rails, but must not be enclosed or used as a <br />storage area; <br /> <br />(5) The structure or facility must not be designed or used for human habitation and must not <br />contain water supply or sewage treatment facilities; and <br /> <br />(D) Shoreland alterations. Alterations of vegetation and topography will be regulated to prevent <br />erosion into public waters, fix nutrients, preserve shoreland aesthetics, preserve historic values, prevent <br />bank slumping, and protect fish and wildlife habitat. <br /> <br />(1) Vegetation alterations. <br /> <br />103 <br />
