Pa:( (651) 429-8629 <br /> <br />RESOLUTION #05 - 005 <br /> <br />A RESOLUTION AUTHORIZING A LOT SPLIT OF PARCEL #R14-31-22-41-0016, LOT 4, BLOCK 2 <br />CLEARWATER CREEK (7334 Brian Drive - 2.35 ACRES) INTO TWO (2) PARCELS OF 1.0 ACRE <br />AND 1.35 ACRES <br />THE CURRENT RESIDENTIAL STRUCTURE WILL BE ON THE 1.0 ACRE PARCEL AND THE <br />PURPOSE OF THE LOT SPLIT WAS TO ALLOW CONSTRUCTION OF A NEW RESIDENTIAL <br />STRUCTURE ON THE 1.35 ACRES <br /> <br />WHEREAS, the City of Centerville complied with all Minnesota State Statutes regarding notification of <br />neighboring property owners and proper publication; and <br /> <br />WHEREAS, the City of Centerville Planning and Zoning held a public hearing to obtain input regarding the <br />requested lot split on Monday, November 1,2004 and recommended their approval to the City Council <br />contingent upon final approval of the City Engineer regarding drainage (see attached); and <br /> <br />WHEREAS, the City of Centerville City Council held a public hearing to obtain input regarding the requested <br />lot split on Wednesday, November 10, 2004 and granted the lot split contingent upon final approval from Rice <br />Creek Watershed District (see attached) and the City's Engineer (see attached). <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />CENTERVILLE, MINNESOTA: <br /> <br />1. To allow the requested lot split of PIN #R14-31-22-41-0016, Lot 4, Block 2 The Woods <br />of Clearwater Creek) - one (1) lot being 1 acre (100' x 418.58' x 100' x 371.81') and <br />contains the existing residential structure (7334 Brian Drive) and another lot being 1.35 <br />acres (1l5.1T.x 371.81' x 372.20' x 316.37) which will be utilized for new residential <br />construction contingent upon final approval from Rice Creek Watershed District and the <br />City's Engineer. <br /> <br />PASSED AND ADOPTED by the City Council this 12th day ofJanuary, 2005. <br /> <br />Attest <br /> <br />=--~~<- <br /> <br />City Clerk <br /> <br />~ {1JJ ~ <br />Mayor ff' ~ <br />
