<br />~ 156.016 RURAL RESIDENTIAL DISTRICT (R-l). <br /> <br />(A) Purpose. The purpose of the R-I District is to allow agricultural activities and <br />nonsewered residential dwellings as interim uses of the land. The city has limited vacant <br />land for development and all land in the city is planned for eventual urban uses. Because <br />of the limited duration anticipated for agricultural uses in the city and the <br />incompatibilities which often exist between agricultural and nonagricultural uses, <br />permitted uses in the R-I District will not reflect intensive commercial agricultural uses. <br /> <br />(B) Permitted uses. <br /> <br />(I) Single-family detached dwellings at a density not exceeding one home per <br />ten acres; <br /> <br />(2) Residential accessory uses and home occupations; <br /> <br />I <br />I <br />~ <br /> <br />(3) Crop production and vegetable gardening; <br /> <br />(4) Produce stands for products raised on the premises; <br /> <br />(5) Tree nurseries and sod farms; and <br /> <br />(6) Horses, livestock and fowl, not exceeding a density of one horse or <br />livestock animal per acre or three fowl per acre. <br /> <br />(C) Special requirements. Agricultural uses are permitted in the R-I District subject <br />to the following requirements: <br /> <br />(I) Feed lots, runs, pens and similar intensively used facilities for animal <br />raising and care shall not be located within 300 feet of a neighboring property; and <br /> <br />(2) Accessory farm buildings shall not be erected within 100 feet of a <br />neighboring property. <br /> <br />~ 156.017 HIGH-DENSITY SINGLE-FAMILY RESIDENTIAL DISTRICT (R- <br />2A). <br /> <br />(A) Purpose. It is intended that the R-2A District provide for higher-density single- <br />family detached, attached and multiple-dwelling opportunities in areas where public <br />utilities are available and required for service. The design and circulation of new <br />residential areas are also intended to be complementary with and enhance the <br />community's small-town atmosphere. <br /> <br />(B) Permitted uses and structures. <br /> <br />(I) Single-family detached dwellings; <br /> <br />20 <br />
