<br />~ 156.103 SINGLE-F AMIL Y DWELLING REQUIREMENTS. <br /> <br />All single-family detached dwellings shall be constructed according to the following <br />minimum standmds: <br /> <br />(A) All dwellings shall have a minimum width of 24 feet at the narrowest point, with <br />the exception of the M-I, M-2 and R-M Districts; <br /> <br />(B) Metal siding, with exposed panels exceeding 12 inches in width, shall not be <br />permitted; <br /> <br />(C) All newly constructed single-family detached dwellings shall have attached <br />garages. Garages may not be converted to habitable space without replacing the required <br />garage; <br /> <br />(0) Single-family dwellings other than approved earth sheltered homes shall have at <br />least a 3/12 roof pitch and shall be covered witlLan approved roofmg material; and <br /> <br />(E) All single-family dwellings shall have roof overhangs which extend a minimum <br />of one foot from all the walls of the structure. <br />Cross-reference: <br />See parking requirements of this chapter <br /> <br />~ 156.104 TEMPORARY DWELLINGS AND STRUCTURES. <br /> <br />(A) The use and occupancy of a tent, recreation vehicle or other temporary <br />dwellings for the purpose of living quarters is not permitted in the city, except as <br />approved by the City Council under special circumstances. <br /> <br />(B) Applications for temporary dwellings shall be made in writing to the <br />Administrator and it shall be the Administrator's duty to submit the application to the <br />City Council at the next regular meeting thereof. The City Council in its discretion shall <br />grant or deny the permit and may require, as a condition to the granting of the permit or <br />any renewal permit, that the applicant appear in person before the City Council and be <br />examined as to his or her plans for a permanent dwelling and other matters relative <br />thereto. Permits shall in no event be granted for a period in excess of 90 days. At the <br />expiration of the 90-day period, the owner or occupant of any trailer so placed upon the <br />premises in accord with this section shall immediately remove the same, unless prior to <br />the expiration of the 90-day period, the owner or occupant shall obtain from the City <br />Council a renewal permit. Application therefore may be made to the Administrator as in <br />the case of original permits, and must be submitted to the City Council prior to the <br />expiration of the original 90-day period. One renewal permit may be granted upon good <br />cause shown, but in no event shall a renewal permit be granted for a period in excess of <br />90 days and not more than one renewal permit shall be granted. <br />(Ord. 25, passed 10-13-1976) <br /> <br />35 <br />
