The screeninq shall be maintained after completion. <br /> <br />D. A dollar amount of one and one-half times the estimated cost of plantinq and <br />construction of the screeninq. shall be filed with the City in the form of a cash <br />escrow or letter of credit. The cash escrow or letter of credit amount shall be <br />forfeited to the City if any provisions of this section are violated. <br /> <br />LandscapinQ <br />A minimum of ten (10\ percent of any lot shall be qreen space. Three (3\ percent of the surface area of <br />the land within a parking area shall be landscaped with qrass and shrubbery or other approved around <br />cover. Landscaped areas will continue to be maintained bv the property owner on a continuous basis. <br />Green areas within abuttino street riqht-of-wavs will also be maintained bv the property owner. Also see <br />Section 160. <br /> <br />Site Plan <br />Site plans for all developments require special use permits prior to the issuance of buildinq permits. <br />At least the followino information shall be submitted for review: <br /> <br />A. Site development plan. <br /> <br />B. Buildinq plans, includino buildinq elevations. indicatina mass. buildinq materials, <br />and color of all exterior surfaces, includinq all materials proposed to meet the <br />screeninq requirements of this ordinance. <br /> <br />C. Landscape plans. includinq the number, species, and size of all plantinqs. <br /> <br />D. Gradinq, drainaqe. parkinq areas. items to be stored, and utilitv plans. <br /> <br />Accessorv BuildinQs <br />Garages, accessory buildinas, screen walls and exposed areas of retaininq walls shall be of similar type, <br />qualitv, and appearance as the principal structure. Accessory structures shall complv with all of section <br />080-100. <br /> <br />Exterior of Building <br />All buildinas shall be finished on all sides with permanent finished materials of consistent qualitv. per <br />division 100, and amendment #44-A. <br /> <br />Permitted Encroachments <br />The followinq shall not be considered as encroachments on setbacks subiect to other conditions within <br />this ordinance: <br /> <br />Off street parkinq spaces, flues, belt course, leaders, sills, pilaster, lintels, cornices, eaves, qutters, <br />awninqs. open terraces, service station pump islands, open canopies, steps. chimneys, flaq poles, <br />Page 32 of 69 <br />
