A permit for the <br />relocation of any building or structure may not be issued without site plan approval by the Planning and <br />Zoning Commission. The Planning and Zoning Commission shall not approve a site plan without <br />certifying the following: <br /> <br />A. The building or structure is compatible in appearance, age and character with <br />existing buildings and structures in the area; and <br /> <br />B. The building or structure meets all code requirements for new buildings or <br />structures; and <br /> <br />C. The building or structure is compatible with any other buildings or structures <br />existing on the same property; and <br /> <br />D. The building or structure meets all other requirements of this Ordinance and any <br />other City ordinances; and <br /> <br />Division 65: Accessory Structures and Uses <br /> <br />No more than two (2) accessory structures are permitted on any Single-family, detached dwelling parcel <br />located in any district except R-1. Combined aggregate square footage for accessory structures may not <br />exceed two hundred (200) square feet or two percent (2%) of the lot area whichever is greater, except in <br />the M-1 and R-4 District.2 No accessory structure may be constructed on a parcel without a principal <br />structure. Accessory structures must have a minimum of a five (5) foot side setback and a ten (10) foot <br />rear setback, except in the M-1 District where the building code governs the setbacks. No structure may <br />be placed in an easement. <br /> <br />In case an accessory structure is attached to the main building, it shall be made structurally a part of the <br />main building and shall comply in all respects with the requirements of this Ordinance applicable to the <br />main building. An accessorv buildina. unless attached to and made a part of the main buildina. shall not be <br />closer than six (6) feet to the main buildina. except as otherwise provided in this section.' The side walls <br />of an accessory building may not exceed ten (10) feet in height. The total area of an attached accessorv <br />buildina (aaraae) shall be no areater than 1500 sauare feet per level. Swimmina pools may exceed the <br />size reauirements for accessorv structures. but they can not exceed fifty (50) percent of the rear yard <br />8fea.2 <br /> <br />ommercial uses (as defined bv Ordinance #4) in the M-1 District will follow the Commercial auidelines <br />.or percentaae of areen space.
