Home occupations <br /> <br />Section 080-090: Commercial District (B-1). <br /> <br />Purpose <br />It is intended that the B-1 District provide opportunities for retail and service business uses which require <br />larger development sites, highway visibility or highway access. <br /> <br />General Minimum ReQuirements <br />The followina minimum requirements. as set forth. shall apply to all buildings that may be erected, <br />converted or structurally altered in Commercial Districts, <br /> <br />Setback <br />See Table A - Schedule of District Requlations Lot and Yard Requirements. <br /> <br />Building Heiaht in Commercial Districts <br />As provided in Division #115 of this ordinance. <br /> <br />Off Street Parkina <br />As provided in Division #90 of this ordinance, <br /> <br />In addition to Division #90: <br /> <br />A, Space for a sinqle vehicle shall be nine (9) feet by eiqhteen (18) feet or larqer. <br /> <br />B. Off street parkinq area shall be surfaced with asphalt or concrete, and with <br />permanent concrete curbs to define driveways and parking limits. Plans and <br />specifications for parking areas shall be reviewed by the Rice Creek Watershed, and <br />approved by the City, Approval from the City will occur only after completion of the <br />site plan review process. The site plan review process requires a hearinq before the <br />Planninq and Zoninq Committee and the City Council. <br /> <br />C. There shall not be off street Qarking within five (5) feet from any street right of way <br />nor five (5) feet from any other lot line, <br /> <br />D. Also see Division #165, <br /> <br />Buffer Zone Between Commercial and Residential Districts <br />Where a Commercial District abuts a Residential District. any new development shall include a buffer <br />zone. There shall be a protective strip of not less than ten (10) feet in width. This protective strip shall <br />contain no structures, shall not be used for parkinq, off street 10adinQ, or storaQe, and shall be <br />landscaped. The landscape treatment shall include a compact screen wall or fence, but shall not extend <br />within fifteen (15) feet of the street right-of-way.
