The cash escrow or letter of credit amount shall be <br />forfeited to the City if any provisions of this section are violated. <br /> <br />Landscaping <br />A minimum of ten (10) percent of any lot shall be green space. Three (3) percent of the surface area of <br />the land within a parkinq area shall be landscaped with grass and shrubbery or other approved qround <br />cover. Landscaped areas will continue to be maintained by the property owner on a continuous basis. <br />Green areas within abuttinq street riqht-of-ways will also be maintained by the property owner. Also see <br />Section #160. <br /> <br />Site Plan <br />Site plans for all developments require special use permits prior to the issuance of buildino permits. <br />At least the following information shall be submitted for review: <br /> <br />A. Site development plan. <br /> <br />B. Buildinq plans. includino buildinq elevations. indicatinq mass. buildina materials. <br />and color of all exterior surfaces. includino all materials proposed to meet the <br />screeninq requirements of this ordinance. <br /> <br />C. Landscape plans. includina the number. species. and size of all plantinqs. <br /> <br />D. Gradino. drainaoe. parkinq areas. items to be stored. and utility plans. <br /> <br />Accessorv Structures <br />Garages. accessory structures. screen walls and exposed areas of retainino walls shall be of similar type. <br />quality. and appearance as the principal structure. Accessory structures shall comply with all of Section <br />#080-100. <br /> <br />Exterior of Buildina <br />All buildings shall be finished on all sides with permanent finished materials of consistent quality. per <br />Division #100. and Amendment #44-A. <br /> <br />Permitted Encroachments <br />The followinq shall not be considered as encroachments on setbacks subject to other conditions within <br />this ordinance: <br /> <br />Off street parking spaces. flues. belt course. leaders. sills. pilaster. lintels. cornices. eaves. qutters. <br />awninqs. open terraces. service station purnp islands. open canopies. steps. chimneys. f1aq poles. <br />ornamental features. open fire escapes. sidewalks. and fences. except as hereinafter amended. <br /> <br />Exterior Merchandise <br />See Section #135-140. <br /> <br />Page 32 of 68 <br />
