<br />.. <br /> <br />h <br /> <br />extraordinary circumstances applicable to this property but not applicable to <br />other property in the vicinity or zoning district. <br /> <br />The Tratars are interested in building a two-car garage for the storage of their <br />vehicles and to conform to the surrounding properties as well as the Ordinance. <br />Ordinance #4, Division 40: Sinflle Familv Dwellinfl Reauirements states that all <br />single family, detached dwellings shall be constructed according to the following <br />minimum standards: "e. All single-family, detached dwellings shall have <br />attached garages. " (p. 22 of 77) Any increase in property value would be <br />secondary and as a consequence of improving their property. <br /> <br />3. The hardship is deemed to be caused by the City Ordinance and has not been <br />created by any persons presently having an interest in the parcel of land. <br /> <br />The hardship that the Tratars are trying to address by their variance request was <br />caused by the City's Ordinance requirements for corner lots. Corner lots are <br />required to have front yard setbacks for each side of the lot that abuts a street. <br />(!l.ivision 120: Yards Section 12fJ..010: General Requirements.;B. Lots which <br />abut on more than one (1) street shall provide the required front yards along <br />each street P. 43 of 77) Front yard setbacks are set at 35 feet and as such corner <br />lots must have afront yard setback 35 feet for each side of the lot that abuts a <br />street. In viewing the Tratar's site drawing, they are not able to get an attached <br />two-car garage built onto their home if they are required to adhere to the corner <br />setback requirements. <br /> <br />RECOMMENDATION <br />Staff recommends that the Planning and Zoning vote to recommend to the City Council <br />that the II-foot variance be granted to the Tratars for the construction of a two-car <br />garage. <br />
