<br />,- - <br />I <br /> <br />5 Amended: <br />4 Amended: 2/19/02 <br />3 Amended: 914101 <br />2 Amended: smlJ <br />1 Amended: 1/30101 <br />Efiective 9/5100 <br />City ofCenterville Oni #4 <br /> <br />Section 080-040: Rural Residential (R-1). <br /> <br />Purpose <br />The purpose of the R-1 District is to allow agricultural activities and non-sewered residential dwellings as <br />interim uses of the land. The City has limited vacant land for development and all land in the City is <br />planned for eventual urban uses. Because of the limited duration anticipated for agricultural uses in the <br />City and the incompatibilities which often exist between agricultural and non-agricultural uses, permitted <br />uses in the R-1 District will not reflect intensive commercial agricultural uses. <br /> <br />Permitted Uses <br /> <br />A. Single-family, detached, dwellings at a density riot exceeding one (1) home per ten <br />(10) acres; and <br /> <br />B. Residential accessory uses and home occupations; and <br /> <br />C. Crop production and vegetable gardening; and <br /> <br />D. Produce stands for products raised on the premises; and <br /> <br />E. Tree nurseries and sod farms; and <br /> <br />F. Horses, livestock and fowl, not exceeding a density of one (1) horse or livestock <br />animal per acre or three (3) fowl per acre. <br /> <br />Special Requirements <br />Agricultural uses are permitted in the R-1 District subject to the following requirements: <br /> <br />A. Feed lots, runs, pens and similar intensively used facilitieS for animal raising and <br />care shall not be located within three hundred (300) feet of a neighboring property; <br />and <br /> <br />B. Accessory farm buildings shall not be erected within one hundred (100) feet of a <br />neighboring property. <br /> <br />Section 080-050: High Density, Single-Family, Residential (R-2A). <br /> <br />Purpose <br />It is intended that the R-2A District provide for higher density single family detached, attached and <br />multiple dwelling opportunities in areas where public utilities are available and required for service. The <br />design and circulation of new residential areas are also intended to be complimentary with and enhance <br />the community's small town atmosphere. <br /> <br />P"a" 7.4 "f7~ <br />
