<br />1- <br /> <br />Effective 9/5/00 <br />City of Centervi11e Ord. #4 <br />the principal structure if an attached garage does not exist. If an attached garage exists, the maximum <br />accessory structure allowed is two' (2) percent of the lot size or a maximum of 200 square feet. <br /> <br />Division 65: Site Plan Review Required <br /> <br />For all land use applications or permit applications, a site plan review is required by the Zoning <br />Administrator or their designee. Said review shall take place thirty (30) days prior to the desired Planning <br />and Zoning meeting. For example, if a property owner desires to construct a home (or any other <br />structure) and desires to have it presented to the Planning and Zoning Commission in May, the <br />application and site plan need to be presented to the Zoning Administrator or his/her designee the first <br />week in April. <br /> <br />Section 065-010: Submittal Requirements. <br /> <br />A. Boundary survey of parcel including identification of all monuments; and <br /> <br />B. Scaled location of all buildings, structures, driveways, sidewalk, trails, parking stalls <br />and curbing; and <br /> <br />C. Scaled identification of all setback dimensions from property lines; and <br /> <br />D. Scaled locations of all existing and proposed utilities and easements; and <br /> <br />E. Scaled depictions of floor plans for each story; and <br /> <br />F. Scaled depictions of each building elevation and descriptions of exterior building <br />materials and color schemes; and <br /> <br />G. Scaled site grading plans, including erosion and sedimentation control mechanisms <br />and procedures; and <br /> <br />I. Scaled delineations of any shoreland, floodplain or wetland areas on the site; and <br /> <br />J. Identification of any floodplain or wetland encroachments and detailed mitigation <br />plans; and <br /> <br />K. Detailed landscape plans, illustrating size, types and locations of all materials, a <br />description of site seeding or sodding, a description of the timetable for site <br />landscaping and the identification of any irrigation systems; and <br /> <br />L. Detailed descriptions of any site fencing, including type, location and height. <br /> <br />All plans shall be dated and bear the preparer(s) name(s), including professional registrations or <br />certifications when appropriate or required. <br /> <br />Section 065-020: Review Requirements. For actions that will require City review, applicants shall <br />submit sixteen (16) sets of site plans with a required application form and appropriate fees to the City <br />Clerk for distribution. Site plans will be evaluated for consistency with documentation requirements. <br /> <br />Page18of59 <br />
