Bonestroo Rosene Anderlik

At the December 9, 2002 Council Meeting, the preliminary plat was considered, with continliation
at this weeks Council Meeting i have a few engineering comments relative to the new plans
received on 12ilJ9/02

1. Lot lines down the mlddie of the proposed twin heme sites will be eliminated and new
drawings are needed showing this change.

2. To provide water service to this plat, it wiil be necessary to extend water mains from two
directions. This work will be done as part of the Buckbee project, not a separate project as noted
on the Preiimlnary Utiirty Plan.

3. The existing sanitary manhole invert elevation at the west entrance is 8760, not 867.0.

d. Dnveway turnarounds should be shown for all the twin homes that share a driveway

5. Pond 1, as it IS currently shown, wiil receive runoff from 1. 1.5 acres of backyards along
the south sioe of the plat. IF the pond is not sized for this flow, then a grass swate should be
graded ell along the south line to direct flow west into a culvert under the new road and eventually
to the cflannel. To do this a temporary easement wiil be needed from 5 lots In the Peitier Lake
Hiils Addrtion.

6. An infiitration basin is shown adjacent to Pond 1. More detail will be needed as to r,ow
this will work. The final plat will need to deSignate a lot line for futwe access to the to the basin
and Pond 1 for maintenance.

END COMMENTS

Tom Peterson
Bonestroo Rosene Anderlik & Associates
651-604-4868
651-636-1311 (fax)
tpeterson@bonestroo.com
